When it was completed in 2006, Elleven was the first new residential high-rise condominium project in downtown Los Angeles in more than 20 years. It was joined by Luma and Evo, creating an urban village located on the 11th and Grand block in the South Park area. Together, these projects include over 600 residential loft units and 5,672 square feet of retail and restaurants.
Craig Lawson & Co., LLC prepared and processed the land use entitlements which included Variances, Adjustments, Site Plan Reviews, and Conditional Use Permits for the service of alcohol. The entitlement effort also included Vesting Tentative Tracts, Tract Map Modifications, Revocable Permits, and extensive negotiations with the Bureau of Engineering, which resulted in an enhanced streetscape with street furniture, wide sidewalks, and storm water treatment parkways.
These were the first LEED Gold certified condominium buildings in Downtown Los Angeles, and Elleven was the first LEED Gold certified condominium building in the State of California.
